1. Verify Their NJ License
NJ requires all home improvement contractors to register with the Division of Consumer Affairs. Look for a license starting with "13VH." Verify at njconsumeraffairs.gov. No license = walk away immediately.
2. Confirm Insurance
Ask for a Certificate of Insurance showing general liability AND workers' compensation. Call the insurer directly to verify it's current.
3. Written Contract
NJ law requires written contracts for work over $500, including: full name/address/license, detailed scope, total price and payment schedule, start/completion dates, warranty info, and your 3-day cancellation right.
Red Flags
- "We're in the area after the storm" — storm chasers with no local reputation
- Full payment upfront — standard is 10-33% deposit, balance on completion
- Cash-only — tax evasion signal
- Pressure to sign immediately — "price only good today" is a sales tactic
- No physical address — P.O. box only = proceed with extreme caution
Good Signs
- Proactively provides license and insurance certificates
- Consistent Google reviews over multiple years (not a sudden burst)
- Manufacturer-certified (GAF, Owens Corning, CertainTeed)
- Explains options without pushing only the most expensive one
Bottom line: The 30 minutes spent verifying credentials can save thousands. Good contractors welcome scrutiny.
