What's Covered vs. What's Not
Typically covered: Wind damage, hail, fallen trees, fire, ice dam water damage. NOT covered: Normal wear, neglected maintenance, cosmetic-only damage, floods (separate policy needed).
Filing Step by Step
- Document damage immediately — photos, videos, weather reports
- Prevent further damage — tarping is your responsibility (save receipts — reimbursable)
- Contact your insurer — most NJ insurers have 60-day filing deadline
- Get a professional inspection — licensed roofer's estimate gives you leverage with the adjuster
- Meet the adjuster — be present, have your contractor's report ready
- Review the settlement — you can supplement with additional documentation if the offer is low
ACV vs. Replacement Cost
Replacement Cost (RCV): Pays full replacement minus deductible — the better policy. Actual Cash Value (ACV): Replacement minus depreciation — a 20-year-old roof might only get 30-40% of replacement cost. Check your policy NOW.
Warning: Contractors who offer to "waive your deductible" are committing insurance fraud in NJ. This can result in claim denial and legal consequences.
